Modern windows and doors are sold as maintenance-free, which is not quite true. They are maintenance-light. The moving parts — hinges, gearboxes, rollers and gaskets — are mechanical, and mechanical things last longer when they are cleaned and lubricated.
The routine below takes about half an hour a year for an average house and is the single cheapest thing you can do to delay a replacement.
Annual window and door maintenance: step by step

Wash the frames
Warm water and washing-up liquid with a soft cloth. Rinse and dry. Do this two or three times a year, more on a coastal or roadside property.

Clear the drainage slots
Find the small slots along the bottom of the outer frame and clear them with a thin brush or a cocktail stick. Blocked drainage is the leading cause of early sealed-unit failure.

Clean and treat the gaskets
Wipe the rubber seals with a damp cloth and apply a silicone spray or petroleum-free rubber conditioner so they stay flexible.

Lubricate the hardware
Light machine oil on hinges, hooks, rollers and latch points. Work the handle several times to spread it.

Lubricate the cylinders
Use a graphite or PTFE lubricant in the keyhole. Never oil — it collects dust and eventually jams the pins.

Check the sealant
Walk around outside and look for cracked or shrunken silicone where the frames meet the wall. Rake out and re-seal any failed sections.

Test every opener
Open and close each window and door. Anything stiff, dropped or rubbing gets adjusted now rather than after the gearbox breaks.

Drainage: the bit almost everyone misses
Every double glazed window is designed to let a small amount of water in and drain it back out through slots in the bottom of the outer frame. When those slots clog with dust, moss or paint, water sits in the rebate against the edge seal of the sealed unit.
That standing water is the single biggest cause of misted units failing early. Two minutes per window per year genuinely saves you a £150 glass replacement later on.
Seasonal jobs
Autumn
Clear drainage before the wet months, check external sealant before the frost, and confirm every door locks without being forced so nothing seizes in cold weather.
Spring
Full clean, lubricate all hardware, vacuum bifold and patio tracks after the winter grit, and check for any sash that has dropped over the cold months.
